A Realtor Better Know their Schools

I was recently working with a buyer with school age children.  As with most parents, he and his wife wanted good schools for their children.  NO PROBLEM.  I knew that our public schools in Central Contra Costa rated from VERY GOOD to AWARD WINNING for the highest ratings in the State.  Specifically, these buyers were looking in Danville, San Ramon, Dublinand Pleasanton, all of which I knew (anecdotally) had really good schools.  After several weeks of looking at what must have been 100 homes (just kidding, it was probably only 30), we wrote an offer that was accepted on a San Ramon, West Side home that had only been on the market 2 days.  With the inventory of available homes being so low in all of these towns, my buyer had lost the opportunity to write on several homes he had considered because they were quickly swooped up by other buyers, most frequently with multiple offers.  One home priced at $749K had 10 offers and not surprisingly, sold for more than asking.  ATTENTION PROSPECTIVE BUYERS, WE’RE BACK IN THAT MARKET OF MULTIPLE OFFERS ON MOST PROPERTIES!

 

Right after we got into Escrow, I contacted the San Ramon Valley Unified Schools District (SRVUD) to determine which schools were associated this property.  After checking the rating of the relevant schools, online, the elementary school had an overall rating 8 (out of 10) and API test scores in the very high 800’s (out of 1,000) – not bad, in fact pretty good.  The middle school had an overall rating of 10 and API test scores of 925+ – also very good.  Finally, the high school had an overall rating of 10 with API test scores in the high 800’s; again very good and right in line with the other 3 high schools.  I felt comfortable on my assessment that I shared with my buyers of the schools in this part of Central Contra Costa.

 

Two days later, my buyer emailed me with the news that they felt very uncomfortable with the schools, especially the elementary school and they wished to cancel the contract.  I was blown away.  However, before responding to them, I decided to research all of the school ratings for SRVUD.  To my surprise, the elementary school associated with this home had a lower overall rating that all other 20 elementary schools. While and 8 out of 10 was a good score, ALL the other schools, including Middle and High Schools had BETTER overall ratings than the elementary school associated with our property – see the list I compiled below.  I was blown away by this fact as well.  After having this experience, I compiled a similar list forWalnut Creek,Lafayette, Orinda,Moraga,Pleasanton andDublin.  I wanted to know exactly how each school in my service area rated.

 

With that knowledge, we cancelled the contract and I proceeded to search for another home associated with different schoolst.  Just as a side note, Realtor Members of the Contra Costa Association of Realtors can provide consumers with a great MLS Search website (for FREE) that allows a buyer to search for homes by school district.
