Real Estate Sales in Central Contra Costa – May 2013

I’m a little late in posting the May 2013 stats for Central Contra Costa County.  I got really busy last month (a good thing) and didn’t have a lot of time to run my stat reports.  An observation in May from several of us agents was a softening of the market in terms of the number of offers on homes.  We were still seeing 3 to 5 offers on nice properties, but on only about one half of the inventory.  There were exceptions to this in towns like Pleasant Hill, where most all detached homes were getting multiple and numerous offers. What’s even more amazing about Pleasant Hill is the number of little houses (around 1,042sf) that are selling for an average of $450K.  There were 3 of these little cottages that sold for over $500K within the last 30 days.  Without further ado, here are the numbers for May 2013 by town.  Also notice that the average sales price for every town except Martinez was higher in May than April.

 

Lamorinda (Lafayette/Moraga/Orinda combined):

Number of Sales – 71

Average $$ Over Asking – $43,645

Average Sale Price for May – $1,201,969 (last month $1,170,732)

 

Walnut Creek:

Number of Sales – 45

Average $$ Over Asking – $32,144

Average Sale Price for May – $900,796 (last month $847,955)

 

Pleasant Hill:

Number of Sales – 32

Average $$ Over Asking – $61,403

Average Sale Price for May – $594,562 (last month $576,644)

 

Concord:

Number of Sales – 92

Average $$ Over Asking – $33,222

Average Sales Price for May – $449,401 (last month $428,671)

 

Martinez:

Number of Sales – 34

Average $$ Over Asking – $30,550

Average Sale Price for May – $394,796 (last month $442,521)

 

Alamo:

Number of Sales – 29

Average $$ Over Asking – $8,656

Average Sale Price for May – $1,287,355 (last month $1,234,891)

 

Danville:

Number of Sales – 71

Average $ Over Asking – $19,118

Average Sale Price for May- $1,022,092 (last month $959,035)

 

San Ramon:

Number of Sales – 81

Average $$ Over Asking – $33,992

Average Sale Price for May – $909,368 (last month $836,402)
