Real Estate Sales in Central Contra Costa – April 2013

It’s April 29th and a Monday. I wrote this Friday, and Friday’s tend to be a little slow so I did some number crunching using my favorite (actually, my only) MLS. I figured there are only 2 more business days of the month left, but the geeky side of me couldn’t wait till  the end of the month to see what the numbers looked like for April. So here are they are for April 2013. This data may help you decide which town you want to focus on for your next home purchase. Or it may help you decide where to RE-FOCUS your house hunting activities.

The average dollar amount over the asking price, the percent of homes that sold over asking and the average sales price through April 26th for each of the following communities was:

Lamorinda (Lafayette/Moraga/Orinda combined):
Average $$ Over Asking – $112,532
Percent of Total Sales as of April 26th – 55%
Average Sale Price for April – $1,142,247

Walnut Creek:
Average $$ Over Asking – $50,485
Percent of Total Sales as of April 26th – 71%
Average Sale Price for April – $867,536

Pleasant Hill:
Average $$ Over Asking – $35,063
Percent of Total Sales as of April 26th – 57%
Average Sale Price for April – $584,061

Concord:
Average $$ Over Asking – $37,960
Percent of Total Sales as of April 26th – 48%
Average Sales Price for April – $438,934

Please Note: The average sales price for Concord is misleading because it’s such a large city. If I split Concord into Central to South Concord Vs Central to North Concord, the average sales price looks like this:

Central/South Concord – $516,571
Central/North Concord – $388,479

Martinez:
Average $$ Over Asking – $27,235
Percent of Total Sales as of April 26th – 72%
Average Sale Price for April – $454,833

Alamo:
Average $$ Over Asking – N/A
Percent of Total Sales as of April 26th – 30%
Average Sale Price for April – $1,245,425

Danville:
Average $ Over Asking – $40,609
Percent of Total Sales as of April 26th – 66%
Average Sale Price for April – $939,178

San Ramon:
Average $$ Over Asking – $47,447
Percent of Total Sales as of April 26th – 69%
Average Sale Price for April – $846,959
