Real Estate Sales in Central Contra Costa – July 2013

The Central Contra Costa Real Estate market continued to be strong in July.  The number of multiple offers appears to be leveling off to about half of all sales in most communities, the exceptions being Lafayette (a bit of a surprise considering the average sale price of $1.25MM in July), Concord, Martinez and San Ramon.  The average amount over asking also dipped slightly, although those numbers are still depressing if you’re trying to buy.  There was also a bit of a slump in the number of sales in several communities.  This is partly seasonal; fewer homes go pending in June as families prepare and leave for summer vacations.  This may also be due to the spike in Mortgage Interest Rates by 1% or more in June.

 

The average sale price in the first time buyer communities decreased slightly, the exception being Martinez.  For all of you Martinez homeowners don’t start celebrating yet.  Even though the month to month increase in average sale price in Martinez was 13%, it was due to 4 extraordinary sales (of $735K, $745K, $832K and $1.549MM) which increased the average sale price for July from $454K to $502K.

Pleasant Hill – (-1.6%) – June – $611,827, July – $601,990

Martinez – 13% – June – $444,018, July – $502,153

Pleasant Hill:

If you’re a prospective Buyer, I wouldn’t expect the slight dip in prices to be a trend.  If anything, I believe you’ll see prices start to level off for the remainder of the year.
